Air infiltration, occurs when outside air enters a house uncontrollably through cracks and openings. By properly air sealing any cracks and openings, we can significantly reduce heating and cooling costs, improve building durability and create a healthier indoor environment.
It’s unwise to rely on air leakage for ventilation because it can't be controlled. During cold or windy weather, too much air may enter the house. When it's warmer and less windy, not enough air may enter. Air infiltration also can contribute to moisture control problems. Moldy and dusty air can find its way into a leaky house through attics or foundations, and may even cause health problems.
Air sealing can be one of the most cost-effective, healthy, energy efficient improvements you can make to your home.
Replacing windows and doors in hopes of gaining greater energy efficiency is usually not a cost effective strategy. After all, it may take more than twelve years for windows and doors to pay for themselves in energy saved.
However, properly sealing the envelope around windows and doors is a very doable and cost-effective strategy. If the caulking on your windows and exterior doors is cracked or eroded, then unwanted air is infiltrating your home. Replacing old, weathered caulking is a simple, straightforward project.
